Im going to give you some advice (even though your probably already doing what im going to say) because I have been doing this for the last 4 years.
Oh and the way to lose fat is like lobo said, eat every 4 hours to keep your metabolism high, Virtually eat no sweets or candy, max out at 40-50 grams of fat a day, and the most most important part, is to drink at least 1.5 gallons of water a day. This is essential, only drink water. Drink water all the time with everything.
Your workouts have to be a combination both lifting and cardio. I highly suggest the stairs machine if your gym has one; it will burn fat much faster than running will, though it does get a little repetitive and boring.
If you do all this you will lose fat but gain muscle instead, so you will not be loosing all that total weight you want to, but your weight lose in terms of fat will be much higher.
Oh and its impossible to burn muscle in only ten minutes. I am a very hard gainer, because my metabolism is faster than anyone I know, but that means that even if I eat too much sometimes It will go into refueling the calories I burned in my workout and never my waist, and I can run for 40 mins and not lose muscle as long as I lift that day.
